Most companies quote by house type (bungalow, semi, two-storey detached) and flush the downspouts as part of the job. In York Region’s older, tree-lined streets in Aurora, Newmarket and Richmond Hill, a full fall clean-out often needs a second visit in spring.
How much does it cost to clean gutters on a two-storey house?
Most GTA companies charge $185 to $325 to clean the eavestroughs on a typical two-storey detached house, and some quote up to $400 for steep or complicated roofs. A two-storey semi or townhouse is usually less, around $150 to $275, because there is less eavestrough. Rest-of-Ontario prices are not much lower: a 2026 price guide from a Kitchener-Waterloo company put two-storey homes at $250 to $400.
The ranges below are built from 2024 to 2026 price guides published by six eavestrough companies in Toronto, the GTA and Kitchener-Waterloo, with one outlier far above the rest set aside. Per-foot rates are for the length of eavestrough, not the house.

Tell the Doyo agent how many storeys the house has and whether the roof is easy to reach, and the booking screen shows the total before you confirm.

When should gutters be cleaned in Ontario?
Late fall, once most leaves are down, and again in spring. In the GTA that usually means late October to mid November, before the first hard frost. Gutters left full overflow against the foundation, which is a common cause of wet basements, and in winter trapped water freezes into ice dams that can push under shingles. Homes under big maples or oaks may need a third clean in early fall.
What changes the price of gutter cleaning?
- Storeys. Every extra storey means a longer ladder, more setup and often a second person for safety.
- Length of eavestrough. A wide detached house has far more metres of trough than a narrow semi.
- Roof pitch and access. Steep roofs, dormers, and back yards with no room for a ladder take longer.
- Debris. Trough full of packed, composting leaves or shingle grit is slower than dry leaves; some companies add 20% to 40% for heavy loads.
- Downspouts. Flushing is usually included, but a downspout packed solid or running underground can be extra.
- Gutter guards. Guards have to come off and go back on, which adds time.
- Timing. Prices hold fairly steady, but the weeks after the leaves drop fill up fast, so book early.
How do I avoid being overcharged for gutter cleaning?
- Ask what is included: bagging and removing debris, flushing every downspout, and a check for leaks or loose hangers.
- Get the price in writing before the work starts. Under Ontario’s Consumer Protection Act, 2002, a business cannot charge more than 10% over its estimate unless you agree to a new price first.
- Be careful with upsells on the ladder. If a cleaner says the eavestroughs need replacing or guards are essential, ask for photos and get a separate quote.
- Pay when the job is done. Gutter cleaning should not need a deposit.
- Ask whether the price includes tax, so two quotes can be compared fairly.
- In Toronto, make sure downspouts still discharge where the City allows. Downspout disconnection is mandatory, and water must drain away from the foundation, not onto a neighbour’s property, the driveway or the sidewalk.
