Health Canada names a musty, earthy odour as one of the signs of mould, and its advice comes down to one rule: unless the moisture problem is found and fixed, mould comes back. A basement is below ground, its walls are cool and the concrete holds water, so it is the first place in the house to get damp. Fall adds its own triggers: weeks of humid air soaked into carpets, boxes and drywall over the summer, leaves block the eavestroughs just as the autumn rains start, and the house gets closed up.
Does a musty smell in the basement mean mould?
Usually, yes: the smell comes from mould or mildew growing somewhere, even if you cannot see it. It may be on the back of a stored rug or cardboard box, on the bottom of drywall, under carpet, or on the inside of a finished wall. A musty smell does not mean the house is unsafe, but anyone with asthma or allergies may react to it. Health Canada recommends keeping indoor humidity between 30% and 50%, and calls a mouldy patch larger than 3 square metres (about 32 sq ft) extensive, a job for a professional. Small patches on hard surfaces can be cleaned with water and dish soap once the source of moisture is fixed.

Will a dehumidifier get rid of the musty smell?
If the cause is damp air and nothing is wet, a dehumidifier is usually the whole fix. Buy an inexpensive hygrometer first: if the basement reads over 50%, run a dehumidifier set to 45 to 50%, empty it or connect it to the floor drain, and keep doors open so air moves. Get boxes off the floor and away from the outside walls, throw out anything that is mouldy and porous, and run the bathroom fan when someone showers. Give it two to three weeks. If the hygrometer drops but the smell stays, something is still wet, and that is when you look at the walls, the windows and the plumbing.
A dehumidifier does not fix water coming in. If a wall gets wet after rain, drying the air treats the symptom, and the wall will keep feeding mould.
Why does my basement smell musty after it rains?
Because water is reaching the foundation, and the first place to look is the roof. Gutters packed with leaves overflow straight down the wall, and a downspout that ends beside the house dumps a whole roof's worth of rain against the basement. Walk around the house in the rain: water should leave each downspout through an extension that carries it well away from the wall, and the soil should slope away from the house, not toward it. Health Canada's moisture advice includes the same two points: keep eavestroughs and downspouts clean, and make sure rain and snowmelt drain away from the home.
In Toronto and York Region homes, what makes it worse?
- Basements are the norm here, and many are finished. Drywall, carpet and wood framing against a cool concrete wall are where a hidden musty smell usually starts.
- Mature trees fill gutters fast in October and November. Newmarket picks up leaves in kraft paper yard bags every other week until early December, Richmond Hill weekly from mid-October; clear the gutters before the downspouts freeze.
- Older houses: 29% of the City of Toronto's homes were built in 1960 or earlier, and about 30% of Newmarket's before 1981 (Statistics Canada, 2021 Census). Older foundations and settled grading let more water through.
- Toronto's Basement Flooding Protection Subsidy requires downspouts to be disconnected from the sewer, and Markham, Richmond Hill and Vaughan run their own backwater valve rebates; Aurora publishes basement flooding advice. Water management outside helps a musty basement too.
